Currently
the Board of Directors meets on the first Monday of each
month at 6:00 PM
in the clubhouse. All homeowners are encouraged to attend
monthly Board Meetings. Please refrain from engaging in
side conversations as this distracts from the regularly
scheduled business of the Board. From time to time the
Board may be required to adjourn to an Executive Session
meeting. Topics generally discussed during executive session
are contractual, legal, and personnel matters. Executive
sessions are never intended to exclude residents from
meeting participation. The 2008 Annual Homeowners Meeting
and Election of Board of Directors will be held August
4, 2008. Homeowners are encouraged to participate by attending
or by proxy.
Monthly
Assessments
Monthly
assessments are due to Sunwest Bank, via mail, by
the close of business on the 15th of each month. For
your convenience the Board has also made arrangements
for Homeowners to participate in an automatic debit
program. Failure to have your assessment paid on time
will result in a $10 late fee. Dues more than 60 days
delinquent will be released to an attorney and a lien
filed against the property. Please do not send your
assessment to the Management Company or present your
payment to a Sunwest teller as this may cause a delay
in posting your assessment to your account. Make all
checks payable to La Veta Monterey and be sure to
include your account number on the check. Mail all

Delinquent
& Collection Assessment Policy
The
La Veta Monterey Homeowners Association adheres to the
following policy:
A.
All payments made to the Association Individual Assessment
account will be towards monthly Association Assessments.
B.
A $10.00 late charge will be automatically applied
to the delinquent homeowners account. A notice will
be issued to the delinquent homeowners advising of
the imposed enforcement charges and further actions
available to the Association to enforce collection
in full.
C.
Legal action to initiate a lien against the property:
A notice will be issued to the delinquent homeowner
advising of the action taken and further actions available
to the Association. All funds paid by the delinquent
homeowner will be issued directly to the attorney
for settlement. Any recording fees and charges imposed
by an attorney in the collection of delinquent assessments
must be paid in full to have all liens released.
D.
Legal action to initiate foreclosure proceedings:
All expenses related to the collection of the delinquent
homeowners fees will be charged directly to the delinquent
homeowners by the attorney.
E.

to the Management Company or attorney handling lien
proceedings.
