 Terms & Definitions
RESIDENT: Anyone who maintains permanent residence at 700 W. La Veta Avenue, Orange, CA 92868.
HOMEOWNER: Property owner, holds deed to unit, has voting rights, lives on-site. Also known as an on-site owner.
ABSENTEE HOMEOWNER: Property owner, holds deed to unit, has voting rights, does not maintain permanent residence at 700 W. La Veta Avenue, Orange, CA 92868. Also known as an off-site owner.
TENANT: Non-homeowner but maintains permanent residence at 700 W. La Veta, does not have voting rights.
RESIDENT GUEST: Non-homeowner, anyone residing for more than 72 hours, does not have voting rights.
VISITOR/GUEST: Non-homeowner, anyone staying less than 72 hours.
ASSOCIATION: All homeowners make up the Association. Members are entitled to all rights, benefits, and privileges outlined in the CC&R's and By-laws.
BOARD OF DIRECTORS: Consists of five elected volunteers who oversee spending, hiring, enforcement, collection, and general operations of the Association. The Board consists of a President, Vice President, Secretary, Treasurer and Member-at-Large.
COMMON AREA: Any area outside of a unit, including patio and balcony areas. These areas, except as indicated below under EXCLUSIVE COMMON AREA, are maintained by the Association. Homeowners are responsible for maintaining in good condition front entry, carport entry, utility, sliding, and garage doors, balconies, patios, patio fences and red brick cap and black patio gates.
EXCLUSIVE USE COMMON AREA: Any area outside of a unit that is under the exclusive control and use of a unit owner (i.e. patios, balconies, doors, gates, fences, garage doors, etc.) Because the Association has no control over the use of these areas and items, homeowners are responsible for their maintenance.
MANAGEMENT COMPANY: A professional company hired by the Board of Directors to implement and enforce Board policy and procedures. Under the direction of the Board of Directors, they are responsible for managing the day-to-day operations of the Association, mailing and collecting monthly assessment and scheduling all maintenance requests. They provide 24 hour a day emergency coverage.
VENDOR: A professional, licensed, and/or insured company or individual hired to perform maintenance or provide services requested by the Board of Directors.

La Veta Monterey is professionally managed by Huntington West Properties. Normal business hours are Monday - Friday 8:30 AM to 5:30 PM. 24 hour emergency service is available after hours. Please report burnt out lights, sprinkler problems, flooding, etc. and other routine maintenance requests directly to Huntington West Properties.
